Our Origin Story
Expose was founded on 5th July 2021 on a single conviction: that estate agency could — and should — be better. It remains one of the few service industries operating without meaningful regulation, which means the standard you receive depends entirely on who you choose. We decided early on exactly how we wanted to behave in that landscape, and we have never deviated from it.
We chose to compete on performance alone — and let the results speak.
By the end of our first full year, we had completed 34 sales. By 2024, we had grown by 109% in a single year, in a market that was contracting. Since launch, we have maintained an instruction-to-sale ratio of 92% and consistently achieved 102% of asking price across our sales. The market average conversion rate sits below 60%. No other agent in our marketplace comes close.
Almost all of our new clients come from word of mouth. We do not pay to acquire them. Every person who instructs us does so because someone they trust told them to — and that is the only metric that has ever truly mattered to us.

Most sellers never think to ask their agent what happens to the homes they don’t sell.
We did. We analysed instruction-to-sale ratios for every agent operating in Crystal Palace in 2025. Among the top 10 by volume, conversion rates range from 48% to 71% — meaning that for some agents, more than half the homes they take on never complete. The market average sits below 60%.
